Clients direction on size did not comply with zoning by-laws.

Though the neighbours garages directly to the south and north were built the same large size.

Therefore client did not originally get approvals and needed to go to the CofA if they wanted the larger garage design. One of my first questions to the client, as a son of a retired architect, was are you sure the size will conform to zoning? Their answer was yes. Unfortunately I spent my time working through everything to drawing completion and permit submission on a larger garage and not checking zoning from the conceptual stage. Months were lost in the overall process as such. Setbacks were not the issue. It was about % of lot area and coverage of the lot.
